Pramerica has managed institutional client portfolios in Asia since 1994, focusing on different types of real property assets and the ownership of real estate corporate entities. Pramerica’s Asian team continues to create new funds to capitalize on investment opportunities for institutional investors with both country specific and Pan Asian investment requirements. Pramerica Asia has developed regional, country-focused, and product niche-focused investment themes designed to take advantage of market opportunities. For example, we have identified and developed residential and retail themes in the more transparent markets of Hong Kong and Singapore, while also pursuing more opportunistic, value-added and/or development projects in Asia's emerging markets, such as South Korea, China, and Malaysia. These investment opportunities are often realized via strategic alliances with key local investors and developers.
Current investment themes include:
- Economies which are more resilient and/or likely to lead recovery in the region - namely, Singapore, Hong Kong, China, South Korea
- Residential property plays - primarily interested in China, Malaysia and Singapore mass housing where demand is strong
- Cyclical plays in office sector - strata title space in regional hubs of Hong Kong, Singapore, Japan and Korea (where short-term supply is limited)
- Retail sector -growing, cash flow generating sector
